Mosman Successes

Belmont Road MOSMAN

# (proposal description; set the scene; and challenges faced/non-compliances) iObject was entrusted with preparing a planning object to a development application (DA) for a modern two-storey house in one of Woollahra's most historically significant streets. The proposal included X,Y,Z problems/likely impacts (2-3 sentences).

DA Ref.
DA-8.2025.74.1

Issues

  • Heritage Conservation

  • Acoustic Privacy

  • Overshadowing

  • Setbacks

The proposed additions would have eroded the significance of surrounding houses containing heritage elements, including their original forms, detailing and unique element. Approval of such a proposal would have set a dangerous precedent for future development in this part of Mosman.

# (Objection Services Provided; iO's vision for site) Due to the severity of the impacts, a detailed Principal Objection was prepared by iObject which focussed on X,Y,Z. Our alternative vision was to ensure any new residence built on this site was consistent with the surrounding streetscape character of X typology.

# (Outcome) iObject obtained development refusal/significant improvements in Council's determination...with the DA being refused via planning panel. Council sided with iObject's evaluation of the problematic DA, agreeing on a number of fronts, including that the wall height would have unreasonably impacted our Client's solar access, requiring a condition of approval to lower the western wall.

Make it stand out.
