Willoughby City Council

Residents can make submissions to Willoughby City Council at any time right up until a DA is determined. To ensure full consideration by the assigned council assessment planner, iObject prescribes an additional two to three-week ‘Informal Deadline’, depending on the scale of the project in question.

If there is insufficient time to produce a detailed submission within Council’s notification period, we recommend seeking a deadline extension directly from the council officer, which iObject can negotiate on your behalf.

Submissions must address planning law considerations rather than general opposition.

Experience Highlight: ARTARMON

Alterations and additions to existing dwelling to include two storey rear addition, demolition and reconstruction of existing garage, tree removal and landscaping and associated works.

Address: No. 12 Selwyn Street, Artarmon, NSW

Application: DA-2024/177

Services Provided: DA Deficiency Audit, Principal Objection and Local Planning Panel Representation

Impact Risks

  • The proposed design would have been visually inconsistent with the established Inter-War Bungalow character of the street, creating a dominant built form that undermined the visual amenity and outlook of the surrounding context.

  • The elevated balconies would have enabled direct overlooking into the private internal and external spaces of neighbouring properties, compromising the privacy of adjoining residents.

  • Inadequate rear setbacks would have created an overbearing, towering presence over neighbouring properties, while also eroding the landscaped rear garden corridors that contribute to the streetscape's character.

Determination: Council upheld iObject's position on a number of fronts including heritage, setbacks and privacy among them. Consequently, the DA was approved subject to significant conditions, with the required design changes delivering a notably better outcome for our client.

What iObject Achieved
iObject's Principal Objection identified and challenged several critical design deficiencies. This targeted the proposal's failure to respect the established streetscape character, privacy impacts, and inadequate setbacks. The approved design made meaningful concessions across each of these areas, protecting our client's property and long-term interests.
