Inner West Council

Residents can make submissions to Inner West Council at any time right up until a DA is determined. To ensure full consideration by the assigned council assessment planner, iObject prescribes an additional two to three-week ‘Informal Deadline’, depending on the scale of the project in question.

If there is insufficient time to produce a detailed submission within Council’s notification period, we recommend seeking a deadline extension directly from the council officer, which iObject can negotiate on your behalf.

Submissions must address planning law considerations rather than general opposition.

Experience Highlight: ANNANDALE

Alterations and additions to the existing detached dwelling, including partial demolition of existing structures and construction of ground floor and first floor additions.

Address: No. 26 Ferris Street, Annandale, NSW

Application: DA2024/0379

Services Provided: DA Deficiency Audit, Principal Objection, Response to Amended Plans and Land & Environment Court Representation

Impact Risks

  • Various inconsistent elements of the design would have looked out of step with the locality in terms of location, height, scale and bulk. The additions were deemed oversized and dissimilar to other developments in the street.

  • A lack of building separation would have eliminated sunlight to neighbouring rear gardens, reducing the usability of the space.

  • Various setback non-compliances threatened to engulf our Client's property with built elements and eliminate a landscaped corridor to the rear.

Determination: iObject conducted an in-depth review of the proposed development, identifying critical non-compliances to form a robust planning submission. Council echoed our position and officially refused the proposal. In their determination, Council highlighted multiple concerns regarding the historic streetscape, the closeness of the proposed additions and loss of sunlight to our Client's property.

Afterwards, the applicant challenged this refusal in the Land & Environment Court, iObject represented our Client's interests to ensure the results achieved at the development application stage were defended. Through the resulting conciliation process, our continued pressure forced substantial design concessions before amended plans were ever presented to the Court.

What iObject Achieved
iObject's detailed Principal Objection proved critical to ensuring a balanced development outcome was obtained for our Client. Under the amended approved development, current levels of residential comfort would be maintained, including privacy protection and reasonable levels of visual outlook.
